Sold in Walnut Grove: 8846 216 Street
A long-held investment property sale that required more than a sign on the lawn. This listing came together through timing, preparation, buyer research and a marketing strategy built around the home’s strongest features.

The Investment Sale Mandate
The owners of 8846 216 Street had held the property for many years as an investment. Their tenants had lived in the home for close to a decade, and when the tenants gave notice to move, the owners reached out to me about preparing the home for sale.
We did not rush the property to market. The first step was to wait until the tenants had fully vacated, giving them privacy through the move and giving the owners enough time to prepare the home properly. That decision mattered. It allowed us to move from a tenanted investment property to a polished, move-in-ready listing.
Preparing the Home
Once the home was vacant, the focus shifted to presentation. The goal was not to over-renovate or spend money without purpose. The goal was to remove the distractions that could make buyers hesitate.
Busy Bee Painting, a past client of mine and an exceptional painter, completed a full repaint in a matter of days. Then Prep’n Sell Langley handled the broader pre-listing work, including gutter cleaning, pressure washing, bush trimming and repairs to the front steps.
By the time the work was complete, the home felt clean, cared for and ready for its next owner. That changed how buyers experienced the property from the moment they arrived.

Researching the Buyer
Walnut Grove is a neighbourhood I know personally. I grew up nearby and attended the high school down the street. But familiarity can become a blind spot, especially when buyer expectations change over time.
Rather than assume I already knew what mattered most, I researched the property and surrounding area through ArcGIS and reviewed the PRIZM segmentation for the neighbourhood. That research helped clarify the likely buyer profile and the features most likely to influence their decision.
One insight stood out: buyers in this pocket of Walnut Grove were especially responsive to homes with a view. Earlier generations of buyers in the area may not have weighted that as heavily, but for the current buyer pool it was a meaningful part of the home’s appeal.

Positioning the View
The home had a beautiful outlook from the primary bedroom, so we made that feature part of the strategy instead of letting buyers discover it by accident.
The upper floor was staged with a seating area near the window, creating a quiet moment that helped buyers imagine using the space. On the main floor, the staging clarified the layout and showed how the rooms could function day to day.
The marketing focused on the home’s view, its proximity to two excellent elementary schools and its convenient access to the freeway for commuting. Instead of presenting the property as a generic detached home, we framed it around the reasons a buyer would choose this specific location and layout.

The Result
The home sold in 13 days in a slower market with plenty of competing inventory. That outcome was not only about exposure. It was about preparing the property carefully, understanding the buyer and making the strongest parts of the home easy to see.
For investment property owners, this is where strategy matters. A long-held rental can be sold as-is, or it can be repositioned so buyers understand its value. In this case, the preparation, staging and marketing worked together to create a clearer and stronger sale story.
