I create customized solutions that help build out the shape of a life you can look forward to living. This doesn’t happen in a single moment, but over time and through a series of conversations that carry you toward the future you want.

The Foundation

What All Realtors Have in Common

I am a licensed residential Realtor and managing broker, regulated by the BC Financial Services Authority and a member of the Fraser Valley Real Estate Board. That membership allows me to post residential and commercial listings through Paragon and access the properties listed through the system.

When I take on a listing, I run a title search and, where applicable, order and review the strata documents. I coordinate the sign, host open houses and respond to inquiries. I work with buyers to find properties, and when a transaction comes together, I prepare the Contract of Purchase and Sale.

None of this is unique to me. It is the foundational work of real estate representation—the service every client should expect, not a meaningful point of difference.

Candour Before Claims

Promises I Don’t Make

I will not promise to sell your home over list price, in fewer days or through a predetermined marketing package. Here is why.

Over List Price

People tend to purchase the most they can with the resources they have. When buying a home, they seek the greatest possible square footage, in the best possible location and condition their budget affords.

When a buyer chooses to pay over list price, it is because they have assessed the home to be worth more than the price at which it was listed. Put another way, the list price did not fully capture the value of the home.

My marketing plan sets out to achieve top-of-market value for your property. I begin by understanding its features and what is driving the buyers. From there, I create a plan to reach the buyer willing to pay the most for the home.

In Fewer Days

The number of days on market is a function of list price, competing inventory and market conditions. If a home is priced below market, in an area with little inventory or in a seller’s market, then it sells quickly. If it is listed on the high side of market value, with plenty of inventory and in a buyer’s market, then it tends to sell more slowly.

I create a marketing plan that brings in the most possible buyers and elicits the best possible offer. My focus includes speed but prioritizes sale price. Because it is better to have more money tomorrow than an offer today.

A Fixed Marketing Package

Most real estate photography, floor plans and videography are produced by a relatively small group of specialized suppliers. An agent can select a marketing package, place the order and allow the photography company to complete the work.

But access to marketing materials is not the same as having a marketing strategy. The right approach depends on the property, its most valuable features, the likely buyer and the conditions of the market. Some homes benefit from staging, video and drone footage. Others are better served by detailed floor plans, written storytelling or financial analysis presented in a spreadsheet.

When we meet, I assess the property and your objectives before recommending a marketing plan. The goal is to invest in the tools that will meaningfully support the sale—not add expenses simply because they appear in a standard package.

What I Do Differently

The foundational services may be similar, but the thinking behind the work is not. Here is where my approach becomes different—and where it matters.

Property Research

Listing input requires research and attention to detail, and I ensure that your listing information is accurate. I pull building records, property history and Neighbourhood Concept Plans to understand the total picture.

Property Storytelling

Marketing also requires ad copy, and I’m pretty great at this. Having written a couple of books, I can honestly say that I am a skilled writer. I write imaginative and descriptive marketing copy that ignites the imagination.

Numbers in Context

Investment Advisory

I begin by reviewing your financial situation to understand your needs and constraints. I assess different property types to understand how a home is likely to perform over time, both in terms of resale and livability. I examine present and future operating costs, liaise with financial advisors, lenders and insurers, and compare the financial documents provided during a purchase or sale with benchmark costs to understand long-term trends.

For investors, I help create single- and multi-property portfolios that perform well financially. For primary-residence buyers, I help find a property they can afford to live in and afford to leave. Because life is tedious when you’ve gone all in on a home and can’t afford life’s smaller pleasures.

This work is grounded in financial training and experience. I have studied accounting and investment analysis at the graduate level and worked in an accounting firm preparing full-cycle financial statements. I am trained in the preparation and assessment of financial statements.

Understanding the Whole

Property Valuation

Property valuation is one of the most important aspects of the real estate purchase and sale process. Yet it remains one of the least understood tasks of the job. I learned how to value properties through my studies in commercial and investment property valuation, as well as through professional training and mentorship.

When I value a home, I use the comparative method, the replacement-cost approach and income valuation methods to arrive at a value. I consider the property’s unique bundle of features, including its buildings and land, access to area amenities and future development potential.

Buildings

The size, quality and features of the home affect its value. If the home is easier to live in or its components will last longer, its value increases.

Land

The usability of the land matters. Flat, usable land is worth more, while creeks and waterways can diminish usability. If the property has additional parking or permits a unique use, this increases its value.

Area Amenities

Access to good schools, great parks and public transit affects value. If these amenities are not there yet but soon will be, that has value too.

Future Potential

What can be done with the land in the future is every bit as important as what exists on it now. This affects the value of the land.

All of these elements come together to determine the total value of a home.

Contract Preparation and Negotiation

I draft and review contracts with you. I’m good at this—in fact, so good that I teach home builders how to write them.

Livability

I work with you to understand your needs. Is your family expanding? Do you have to commute? Do you need access to medical facilities? Are neighbourhood safety and freeway access important to you?

These factors affect how you live and what you choose to buy. A property must work financially, but it must also work in the context of your daily life.

Seeing What Others Miss

Property Selection

Not all projects are the same—not even close. Their value, both in terms of current price and future performance, is complicated. I work with you to understand that complexity.

For example:

A high-rise tends to hold its value better over time, but it offers less in terms of unit entitlement. High-rises also tend to perform better in terms of rental price per square foot. This is influenced by property zoning, location and required amenities.

In new strata buildings, amenities are negotiated with the city, and not all of them offer the same value to the buyer. Some are less functional, more crowded and more costly to maintain. Buildings with the best amenities tend to hold their value better over time. I help you understand the financial and practical value of those amenities, allowing you to choose the offering with the greatest value.

There are other relevant and often overlooked factors. Location within the building matters, as does the building’s relationship to the outside world. Understanding that relationship requires an examination of the Neighbourhood Concept Plan. What is outside today will likely evolve over the next decade, and that evolution has the power to elevate or decimate your property’s value.

Floor plans matter too, both in terms of livability and noise transmission. Your floor plan matters, but so do the floor plans of the units next door, above and below. You can choose the perfect floor plan, but if your headboard rests against your neighbour’s dishwasher, you might not sleep well. I work with you to understand present and future noise considerations.
