THE MANDATE

These purchases were part of a larger investment portfolio for each client group. My role was to help three separate groups of investors acquire units that combined an accessible purchase price with well-considered finishes, useful floor plans and a location that supported everyday living.

We selected Port & Mill by StreetSide Developments for the combination of affordability, building quality and neighbourhood convenience. The decision involved both choosing the development and identifying the right units within it.

AFFORDABILITY: BUYING IN THE INITIAL RELEASE

The clients purchased during the initial release, when pricing was more affordable. The builder needed to secure a certain number of sales to obtain final financing, creating an opportunity for buyers prepared to commit early.

We used that timing to acquire units with appealing finishes and floor plans at an accessible price point. Affordability mattered alongside the other selection criteria, rather than being considered on its own.

FINISHINGS: QUALITY WITH EVERYDAY VALUE

The project’s specified finishes included Caesarstone quartz counters, Blomberg and KitchenAid appliances, and Kohler faucets. Three interior colour schemes offered different combinations of natural finishes, colour and texture.

These details helped distinguish the homes within their price range. The appeal extended beyond the individual units to shared outdoor spaces, including a central courtyard, garden lounge, barbecue area and children’s playground.

LOCATION: CONNECTED TO DAILY LIFE

Port & Mill was approximately 800 metres from SkyTrain, steps from shopping and near parks. That combination offered convenient access to transit, daily errands and outdoor space.

For these investors, the location was a central part of the decision. It paired a well-connected Coquitlam setting with a neighbourhood they saw as continuing to improve.

THE WORK BEHIND THE PURCHASES

Choosing units sold on plan required attention to layouts, outlooks and individual priorities. The purchases included a courtyard-facing one-bedroom home and a top-floor corner home with two balconies, reflecting different opportunities within the same development.

For an out-of-town investor, I visited the presentation centre, took photos, coordinated contracts remotely and attended the new-home walk-through. That work helped the client make decisions and manage the purchase without being locally present at every stage.

THE RESULT

Three separate investor groups acquired units at Port & Mill as part of their larger property portfolios. The mandate brought together early-release pricing, carefully selected homes and a location that aligned with the clients’ investment priorities.

INVESTING WELL STARTS WITH A CLEAR PLAN.

A property should have a clear role in your portfolio. Thoughtful selection connects purchase price, the home itself and its location with the goals behind the investment.
