THE PROPERTY
This four-bedroom, four-bathroom townhome at Ballantree North by Polygon offered 2,055 square feet of finished living space, a double garage and a south-facing yard. Its layout and setting connected everyday convenience with the natural surroundings of Burke Mountain.
The home was about eighteen months old when my clients decided to sell. They loved it, but another Polygon community nearby offered the opportunity to move into a larger townhome that better suited their next stage.
THE STRATEGY
We assessed the home against competing inventory and identified the features to bring forward. Professional stagers redecorated it from top to bottom, combining the owners’ furniture with rented pieces where they added polish.
Professional photography, a measured floor plan, a virtual tour and open homes helped buyers understand the layout, condition, light and finishes. The marketing showed the freshness of a newer Polygon home alongside the warmth and livability of a thoughtfully prepared residence.
THE RESULT
The home sold in 19 days for $1,498,000. The sale enabled my clients to move forward with their larger plan: selling their nearly new Polygon townhome and purchasing a larger Polygon home nearby for almost the same price.
