Fraser Valley Home Market Stands Out as One of BC’s Strongest

2025 Brokers Data Call: How the Fraser Valley Stacks Up

Every year, the British Columbia Financial Services Authority (BCFSA) asks managing brokers across the province to take part in something called a “data call.” It’s essentially a province-wide check-in, where brokerages report real, on-the-ground sales numbers for a set time period. The goal is to give BCFSA a clearer picture of market activity, buyer behaviour, and how different regions compare, not based on predictions, but on actual transactions.

The most recent call looked at firm residential sales from February 16 to March 15, 2025. During that month, 4,457 homes sold across BC, and the Fraser Valley Real Estate Board (FVREB) accounted for 1,595 of them—just under 36% of the provincial total. As the second largest real estate board in BC, the FVREB represents more than 4,900 members, roughly 20% of all realtors in the province. This means our region’s strong sales activity reflects not only a large, active membership, but also a consistently high share of BC’s overall housing transactions.

When it comes to competition, the Fraser Valley was busier than the BC average. Across the province, 22% of sales drew multiple offers; here, it was 24%. Unconditional sales told a similar story—12% in the FVREB versus 11% province-wide—showing that in the right situations, local buyers are still willing to make bold moves.

We also sold homes faster. The provincial average time on market was 56 days, but in the Fraser Valley, it was just 36. That speed, combined with list-to-sale price ratios showing tighter pricing gaps than many other regions, points to a market that is still active and competitive.

The takeaway? While BC’s housing market overall is balancing out, the Fraser Valley continues to stand out for its pace and competitive edge. For buyers, that means being prepared to act quickly; for sellers, it means that well-priced, well-presented homes can still sell in weeks, not months.
